Indian Mountain School seeks to hire a full time qualified Director of Buildings and Grounds. Under the direction of the CFO/Business Manager this position is responsible for oversight of the School’s physical plant, including maintenance of all buildings, grounds, athletic fields, vehicles and other equipment. Will provide operational, logistical, budget oversight and hands-on support to the School in all matters relating to the maintenance and operation of the physical plant including oversight of certain capital projects.
Essential Functions/Responsibilities: • Manages, motivates, and evaluates all maintenance employees to maintain the integrity of the School’s physical assets. • Oversees the workflow of the maintenance department. • Identifies, evaluates, and prioritizes the needs of the School within budget and personnel limitations. • Advocates new technology, processes and initiatives to improve the cost efficiency of the maintenance staff and the School’s Resources. • Work with the CFO on the operating and capital budgets of the maintenance department to ensure the maintenance programs and major internal projects are properly staffed and completed in a timely and cost efficient manner. • Monitors the safety, security, functionality, and appearance of all campus grounds and facilities, and implements corrective actions when necessary. • Prepares RFPs and reviews bids for building and grounds work. • Interfaces with school administrators to minimize conflicts between operational projects/daily work and daily campus activities and to prioritize projects where appropriate. • Acts as the liaison with School Administration on all plant matters, excluding major capital projects. • Manages all outside vendors providing services to the physical plant, including negotiating contracts. • Maintains communication with Town and State agencies as required, ensuring all required permits, approvals, licenses, etc. are obtained for all facilities, buildings, vehicles and grounds. • Participates on relevant committees as needed, including Risk Management Committee and Buildings and Grounds Committee of the Board of Trustees. • Communicates with employees regarding plant issues and acts as spokesperson for facility management and planning. • Develops, updates and executes a strategic preventative maintenance plan • Works with CFO to develop long-term major maintenance plan. • Performs other duties as assigned.

Qualifications: • Working knowledge of building codes, blueprints, safety and environmental regulations. Must successfully pass a background check and possess a valid driver's license and safe driving record. • Bachelor degree preferred in related field preferably, but not required in one of the following disciplines: Industrial Management or Arts, Construction Management, Civil Engineering, Mechanical Engineering, or Architecture. • Experience in an office or school environment with prior supervisory experience; related experience could entail construction, plant engineer or facility management physical plant maintenance. • Detail oriented, highly organized. • Knowledge of OSHA requirements relevant to the school including but not limited to Material Safety Data Sheet (MSDS) requirements and procedures. OSHA training, i.e. OSHA 10, Asbestos awareness. • General knowledge of the International Building Code. • Outstanding oral and written communication skills. • Ability to work independently. • Team player. • Strong computer data entry skills. • Proficiency in Auto-CAD, Sketch-up, Word, Excel, PowerPoint required with preference for School Dude or other work order data system. • Ability to maintain a high degree of confidentiality. • Occasional weekend and evening hours required and on call 24/7 for academic year. Physical Conditions: Tobacco free environment. Able to bend, stoop, reach, push, pull, climb, kneel, and lift. Work outdoors in all weather conditions, with excessive dust, dirt, temperature, rain, or snow. Subject to hazards and atmospheric conditions including moving vehicles, moving mechanical parts, fumes, odors, and gases. Stand for long periods of time. Walk for long periods of time on different types of terrain. The essential functions and basic skills have been included.
